Its a dichotomy that none of us live in builders' model homes or the spaces we see on the covers or pages of architectural or design magazines and websites but that is exactly the standard that we all expect when we see and evaluate properties. The camera sees everything and it is truly amazing how flattening and objectifying a space can heighten our perceptions of 'that looks wrong'. It's the property equivalent of 'the camera adds ten pounds!'. Please ensure the following items are addressed in advance of our arrival, as the difference between a ready vs. an unready property is extremely visible. Pictures and souvenirs of your children, grand-children, parents, pets, friends, and vacations hold a special meaning in your heart. Others, however, will lack the context that makes them special to you and will tend to see your memories only as clutter.

We've created the following site readiness checklist specifically for agents and home-owners to help us capture and reveal the property's story separate from the current owner's or occupant's story. And, purely out of a sense of pragmatism, we've created the checklist specifically to maximize our effectiveness and time behind the camera. There may be items listed here that do not apply to every property, but still please pay close attention as all the items represent 'oh-darn-its!' seen in previous shoots. Though our readiness checklist tries to be comprehensive, there are still many 'for instances' and 'by examples'. Generally, if a strong wind blew through your home or property anything that could move needs to be put away.

In summary, a clean, tidy, and staged home sells faster than a cluttered and messy one. Buyers infrequently appreciate 'the lived in' look. Following this checklist will help ensure your property is ready for potential buyers to see themselves inside your home, without someone else's personal items, memories, and lifestyle clouding their mental image. We'll do our best to spot and help out with the things on this list not accounted for before-hand, but our job is not to clean the property. We will not touch or move any personal hygiene items. And remember, up-charges will be applied for each image that needs additional items taken out during post-processing. Please realize that pictures and video are forever. Exactly how the home looks at the time of your shoot, is exactly how the home will look in the final imaging you'll present to buyers, potential clients, and the world at large. Thank you for your cooperation.

Please be aware that if we need to wait for the sellers to prep the house your appointment may be forfeit as your job cannot be completed in time to accommodate our later jobs. Our re-shoot policy terms will then apply. Additional post-processing work, if desired, to clean up items that were missed will be charged based on prices listed on our website. Also note that this is a per image charge.
